A great deal of effort has gone in to writing articles about how to avoid becoming one of the thousands of victims of foreclosure consulting fraud. Thousands of loan modification firms have set up shop across the United States; some operating legally and others operating illegally. While I believe using an attorney is always better than using a real estate broker to re-negotiate a home loan, I also understand that not everyone has the money to afford an attorney.

The purpose of this article, then, is to provide homeowners with the resources to find an approved HUD foreclosure assistance center. You can utilize the foreclosure assistance counselors at these centers free of charge. Even though over 250 families have saved their homes from foreclosure completely free of charge utilizing the information at loanworkout.org, some consumers may not want to do everything on their own. Numerous consumers write to us and ask how they can benefit from President Obama’s new Homeowner Affordability and Stability Plan (HASP). HUD approved counseling centers can point you in the right direction with a hands on approach completely free of charge.

From the Department of Housing and Urban Development:

HUD-approved housing counseling agencies are available to provide you with the information and assistance you need to avoid foreclosure. As part of President Obama’s comprehensive Homeowner Affordability and Stability Plan (HASP), you may be eligible for a special Making Home Affordable loan modification or refinance, to reduce your monthly payments and help you keep your home.

Foreclosure prevention counseling services are provided free of charge by nonprofit housing counseling agencies working in partnership with the Federal Government. These agencies are funded, in part, by HUD and NeighborWorks® America. There is no need to pay a private company for these services.

I need help to save my home

I tried everything and need assistance before I loose my home. I applied for a Loan through Hemap CCS, MMIphases.com. I sent in a Work-out package and nothing yet, I am 4 four months behind and just got a job to proceed and need a forebearance plan but my mortgage company has me still in review for 96 days what should I do. THey do not give any status. I called 96 times since December 13. and never heard back and when I call they have no updates. This is scary, I intent to keep my home. What should I do? Please advise.

I am a single mother with 2 children, I have had loss of income and my daughter was sick for 3 months, i had to take time off work to be with her. I am looking for some help to save my home, I don’t have the money for an attorney. Is there someone here that can help me?

I am in Default of Foreclosure on my Mobile Home inside a MH park. I would like help to save my home and maybe a loan motification will help. I pay property taxes and claim my property taxes on my income taxes. I was told if I do that that my mobile home is a chattle/real property. please let me know if it is possible. I have already gone through a Money mangement counseling and workshop. I do not want to lose my home, I am 58 yrs. old and would be homeless. Also, do you have a program to help on my rental space in my MH park? Thank-you
