I get emails and questions in my forum/blog daily about loan modification companies and if they are all scams. To say every foreclosure prevention company is a scam would be like saying every investment manager is like Bernie Madoff or every politician is corrupt.
Yes, there are real investment, mortgage and loan modification scams everywhere and corrupt politicians in government, but to say they are all scammers or corrupt is just plain ignorant. These scams are definitely out there, you just have to learn how to avoid them or crawl in some shell and hope the sky doesn’t fall and you.
I’ll take getting educated and empowering myself to fend off these creeps any day!!
You, as an American citizen must wake up and educate yourself because if you don’t, you will get scammed by someone, somewhere. Please perform some of your own due diligence and make educated decisions after you have obtained the knowledge that you need to fight back.
The next few years will get real ugly here in America when it comes to scams. Too many desperate people and no jobs = More Scams & Theft
Let’s take this question I received in my forum as an example of doing a little due diligence. This member was asking if a California Loan Modification company can help her in South Carolina and if they were a scam? Within 1 minute on Google, I located the company and some disturbing facts.
Here is the discussion and I hope it helps others out there.

Loan Workout Consultants, LLC. in Tarzana, CA, LLC. in Tarzana, CA. The guy claims they will do all the paperwork and contacting Bank of America with a 100% guarantee of a loan mod we can afford or our money back.
He wants $500 good faith money to get started and then another $1,500 upon satisfactory completion of the process. He says they do all the forensic stuff with the loan docs and he believes they can get our 2nd mtg written off.
I soooooooo want to believe this is not a scam and do it. I love my house and I don’t want to lose it but I am so overwhelmed by all the steps and paperwork that I’m afraid I’m going to drop the ball…especially since I’m a school teacher and summer break is not going to last much longer. It’s almost impossible to be making phone calls and faxing stuff while you’re “trapped” in a classroom all day!
My answer:
I never heard of them, but they are starting off by operating illegally. They are not lawyers, they take money up front, offer 100% guarantees and operate out of state.
Oh wait, there is more, he is operating out of an apartment or condo. Check this out!!!!

I just found out I am a victim of loan modification scam. Before I started the modification process, I heard many stories about loan modification scams, so I done a lot of research before I start my process. I lived in Calfifornia, South bay area, I found a loan modification company name “AFS loan modifcation” through the BBB.org (better business bueruo). AFS claimed that they are back by the legit law firm, and they have a office located at Redondo Beach. I did my own research and comfirm that AFS and the law firm’s adddress are corresponding with the BBB.org and yellow page. Make the long story short, AFS gave me a lot of run around story about my process, which raised my suspicion. Today, I went to their office and I found out the office is empty. I talked to the management office, they said AFS move out last month, and since AFS sign the lease with a Coproation name “Americawide Corp”, the management company has no idea how to get in touch with AFS. I always thought I am a careful person, but I guess I am not smart enough. I beleived 95 % of the so called loan modification comapany are scam. Now I am in the process of negotiate with Bank of America about my loan modification and try to get my money back from my credit card company.

For someone who preaches “integrity and honesty” and works with Law Firms, it is very disheartening that you do not “fact check” before you print something! Loan Workout Consultants LLC is at 18850 Ventura Blvd, Tarzana, CA. It is a two story building that is also the office of the Parent Companies, E-Realty Homes and Van Rijs Escrow and they have been in the same location for 20 years.
As far as your other “claims” you give nothing even closely related to fact. What was the name of the Loan Rep that this “client” spoke with? What was the date of this conversation? How can he prove that any of that conversation took place? What was the address of the property in question? Since he did not complete the transaction, how does he, or you know, what might have happened?
From what I know of Loan Workout Consultants, they have a very good track record of Loan Modifications and have numerous examples of successful Loan Modifications from a variety of Lenders that are available upon request. Since they have an actual office, clients are welcome to come in and meet with their Loan Reps in person and see the type of professional services they offer.
Obviously, since you are a person of integrity and believe that people can always grow and change for the better, you will take down that inaccurate picture and misinformation. If you Zillow the true address of Loan Workout Consultants LLC, you can get a really nice picture of their offices!

Since you can see that the information about Loan Workout Consultants was totally inaccurate, you should remove that info from your site immediately. Since they are obviously not “creeps/vultures who operate from their kitchen table” but rather professionals working with a reputable company that has been in the same location for twenty years, it would make your website more credible if you took down the false information and picture. If you want to focus your energy on a scam artist, you should start with Robert Armstrong who is using a false business name and trying to mislead unsuspecting homeowners!

Loan Workout Consultants is a farce at the very least. They also do business as US Mortgage & Loan Workout Consultants. They DO require all the money upfront, and they seem to operate 100% through a David Sutherland. They DO NOT do what they promise. I would not give them a thin dime to walk my dog! We too just went to see an agent at Mod by Lawyers in Anaheim on State College. They charged us a $4,600 but made it clear that there is no guarantee. It seems like a lot of money to pay, but they said the cases were handled by lawyers.

There are NOT two Loan Workout Consultants LLC companies! Robert Armstrong is falsely representing himself as Loan Workout Consultants LLC and using his home address to have clients send him money and then provide no services. He promises a Loan Modification and has no intention of doing anything except taking the homeowners money. Loan Workout Consultants does not take money upfront for a Loan Modification, that is illegal. They do take a fee for the Forensic Audit that will let them know if all the loan info is correct.
If they have not already, the Authorities will make sure that Robert Armstrong will “cease and desist” from duping unsuspecting homeowners with his SCAM! He has opened himself up to a variety of charges.
As I mentioned if you are truly a person of integrity, which I think you are, you will remove that misinformation and the picture of his apartment from your website immediately.

Actually, you should be a little more careful about calling this company a scam. The apartment building you pulled up is actually showing the address number on the building as 18721, not 18745. Google maps for some reason shows it on display as 18745, across the street from the address you’re trying to call fraudulent. Look a little more closely before calling a company a “scam” or “fraud”. BTW, no, I do not work for this company, though I do know the owner of it.
Well, Moe, Susan may not be vocal enough to tell you what to do, but for God’s sake, get your head out of you rear! There may be two companies working under this name, granted, but please know how to do your job correctly if you want to exploit this blog site. Brian wants $1,000 up front which is a huge RED FLAG if you ask me. I am in the process of dealing directly with my lenders. I think this is the only option to getting principal lowered or doing a loan mod.

rachelle s, on the same day I found out about AFS scam, I called my credit card company and explained to them the whole story, they want me to filed a refund claim and attach all the e-mail communication I had wit AFS. Two days ago, my credit card company gave me the refund, now I am doing my own loan modification with Bank of America. Just contact your credit card company, hope they will do the same to you, wish you luck.

This is so scary. We have been working with Loan Workout Consultants for almost a month, and yes, paid up front. My paperwork is with the 19028 Ventura BLVD address and we are at a point where the package was sent to us, to send to our Mortgage company. While things seem to be moving ahead, there have been some things that make me nervous and I still do not know if it is all legitimate or not. We are working with Ryan Vandermer and Kandace Marshall and I can only hope and pray this is the real deal. I attribute some mistakes to being so “very busy” as they may be. My consultant name is gray wade he seems to be sincer in aiding my family through tuff times. One thing that bugs me is how can a company have 100 percent. If i hear anything suspicous I will post immediate. Since ur a few months ahead of me please do the same.
For anyone reading this reply, there are good guys trying to help but cannot get through to you because of the scams. That is why I listed our BBB report as my website as opposed to our own website. I am sorry this is happening to you, but the news media is not telling anyone about the legitimate loan modification companies. Everyone with whom I have spoken that is trying to do it on there own is getting denied because they do not know what the mortgage company wants to hear. This is too important to mess up. Have an expert do it, perios. You cannot take chances by disclosing information that will get you denied and then expect the good modification companies to come in and clean up your mess. We are not miracle workers. All fees should be put into a trustee account to be returned if the modification is denied. Plain and simple.

just an update: RUN FROM THIS COMPANY!! DO NOT SEND THEM MONEY. OMG this is a nightmare. The “financial statement” they prepared, actually from Kandace Marshall is WRONG our numbers are WRONG i don’t know whose information she used but its not ours. ALSO now we find out our lender has a process COMPLELTELY different from what Kandace @ LWC said. They will not even LOOK at the paperwork we sent! LWC/Kandace Marshall’s reply (who is the supposed EXPERT with our lender) coughed up about 100 EXCUSES. We are out $1,400. and 3 mos behind on our mtg. UGH Am going to try and file fraud report tomorrow and hope to recover some of our loss.
We have also been scammed by AFS. They asked for $1500.00 up front. They advised us not to make any payments to our lender during the modification process, not to contact our lender and not to speak to our lender if they contacted us. We made 2 payments of $500.00 to the law offices of Michael Yellin and then they stopped contacting us. We have since recieved a notice via email from Michael Yellin informing us that AFS has closed their doors and he can no longer get in contact with them. It also stated that we should not have paid anything to AFS because he has already paid for our services. They why did our money go to the law offices of Michael Yellin??? When I called Michael Yellin his voice mail asked not to leave any messages concerning AFS and that he will send more info once he receives more info. However I do not wish to receive anymore info on AFS – we just want our money back! Thank you Alan M – I will contact our back asap to see if they will refund us! Since the notificaiton from Michael Yellin we have recieved a message on our voice mail from AFS requesting our income and bank info again.

Has anyone found where LWC has their LLC registared-it’s not in the state of California, my husband looked. I’ve talked to two different guys Jose and Bill. I called today to ask about their LLC registration and no one is answering.

My husband and I started a loan mod thru Loan Workout Constultans llc. in Tarzana on 19028 Ventura Blvd. We worked with a lady named Debbie Tucker, then Gloria then Maria. We gave them the $1000 up front. Things seemed fine for about a week, then they stopped returning our phone calls. We called and called for about a month with no repsonse. We realized we fell into their scam. We called the credit report companies and put locks on our credit . We called our credit card company and they said llc charged another unauthorized charge of $1000. So that is $2000 that they had scammed out of us, We are in the process of turning them into the Better Business Bureau and we filing a police report against them. Everyone beware! check your credit card statements for unauthorized charges. Our credit card company is currently investigating them. Anyone who has sent their info to llc needs to call the credit report company Equifax 1-800-525-6285 and ask them to place a “Fraud Alert” on your credit reports. Equifax will place a fraud alert on all 3 credit report companies for 90 days for free. This tells creditors to follow certain procedures before they open any new accounts in your name. Everyone please file complaints with the bbb.org. This is serious! We are all in the same boat!

too was scammed by michael m yellin/afs loan modification in the amount of $1995.the money was taken from my account by yellin. afs told me not to deal with the bank…that’s what they would do.however the bank never heard from them. I contracted their services in jan.09 my home was given three sale dates which i took care of on my own…I hired an excellent bankruptcy attorney filed chapter 13 and am now able to keep my home making monthly payments to a trustee.I have filed complaints against yellin and afs with the california state bar and the california attorney general.
I have been working with Loan Workout Consultants also. I was just getting all the information together and getting ready to send it out when I felt the need to investigate further…Thank God I did. The man calling me calls himself Harold Giovanni. I am truly grateful for this website. I would have been scammed!
Does anyone have any updated information about Loan Workout Consultants, LLC? They are the company located at 18850 Ventura Blvd #130 in Tarzana, Ca. They have a Rep by the name of Jeremy Mathews who tells me that they can assist people who own an investment property now and that we are pre-approved and are eligable for a remodification of our loan. I have done this research before sending in information or money. After reading all the blogs, some say they are great and some say they are scams. Please send some current information.

I must be real bored to comment this late at night but here it goes. First, “EESD” your parting remark to Joseph is uncalled for and juvenile. Whatever your bad experience you encountered is unfortunate, however, Joseph is more right than you think. In logic courses they teach that it is not sound to think “if this, then therefore that..”
Allen- how’s your modification with B of A going? Regardless of if you reply in a positive way, your modification has gone nowhere, correct? You have submitted your financials and now you are in what I call the “black hole”… This is where the lender will say that your file is still being reviewed and this may drag on for 6 months or longer. Question for you, did you calculate your front and back-end ratios to determine what percentage your debt to income ratios are currently and what interest rate would place you in a 31-38% DTI? Really, why not? Did you have an AVM (desktop appraisal) done to support your value divided by what you currently owe on the home (rhetorical), it’s called the LTV (loan to value). What are your allowable expenses, does B of A base their decisions on your gross or net income? Did you do a comparative market analysis or a foreclosure analysis t show the bank what type of net losses a foreclosure would cost as compared to a lower fixed rate? Why not? You do want a lower rate don’t you? You ARE currently experiencing a hardship correct? Or are you like some of the homeowners who are trying to take advantage of the foreclosure crises and trying to get a lower rate than you deserve? The answer to that question is whether or not you are more than 60 days behind in your mortgage payments and if a notice of default has been REGISTERED with the county. My guess is that you are not late but probably have limited discretionary money to spend after the bills are paid…join the crowd, we are in a recession.
Lastly, and maybe most important question; Is your lender the actual holder of your mortgage or are they paid to “service” your loan? If you are wondering what the significance is to this last question, then you owe Joseph an apology for being correct on the point that lenders are not out to help the homeowner as a primary goal, they have a fiduciary obligation to their “investors” to minimize loss on under performing loans…how do they do that? I am glad you asked…by giving the homeowner a higher rate than they may have qualified for had they used a professional and “licensed” company experienced in “underwriting” your file to meet lender or “investor” guidelines. This does not occur by submitting your financial worksheet, a couple of pay stubs and your tax return.
Pam…you are precious, if ALL YOU HAD TO DO is what you mentioned, then the other 96% of homeowners denied as Joseph mentioned must feel really ignorant right about now. They are probably saying to themselves, I knew I should have consulted with Pam first…the jingle “lost another one to Geicco” just started ringing in my ear. Precious Pam, please remember the phrase “you get what you pay for” because your “free” modification, if approved, will average about 1-2% higher than you should have qualified for, and you will never know. Over the life of your 30 year loan, with let’s say a balance of a few hundred thousand, you will pay a guestimated $190,000 MORE in ammortized interest. I was just contacted by a representative of LWCLLC who said they are contracted by HUD as a lawyer or representative of one, to see what kind of modifications can be worked out. They asked me for no money and said all they want is a statement showing the Loan # and a contact phone number for them. We walked away from the house in December (only 30 days late) and still have not received a default notice yet. We too have received all sorts of other companies wanting us to fork out some cash for a loan mod. Problem is, we haven’t got any, nor would we wish to gamble it on this. We walked away for a reason. The house is 50% under water, needs a roof, electrical, plumbing and has an unpermitted structure on it which was there when we bought the house in 1998, but now is being questions by the city who wants it permitted. Way too many negatives on this house.
As for “Is LWCLLC” for real? Until I read this, I had hoped so.
Now, I sincerely doubt it. Guess where my next call is going?
Kevin- so you were aware of the issues when you bought the home back in 1998 (rhetorical). No doubt if you bought the home in 1998 you must have refinanced and taken cash out on more than one occasion to be “50% under water” as you put it. Then you call around searching for a modification company to help you side step your mis-management of your home and responsibility to pay back money that some lender trusted you would honor in fulfilling your obligations. You walk away from your financial responsibility after you “sqeeze it” for all it is worth saying there is “Way too many negatives on this house.” Am I understanding this correctly so far…once again, rhetorical. Now, you have the audacity to ask us a question of who you are calling next? Ok, I will take a stab at it, you are going to call Ghost-Busters? Maybe your Aunt May? Edward’s Cinema to what movies are playing? How about calling 411 to get a clue.
To Susan, asking about Assured Loan Modifications LLC: We just dealt with them. A Mike Keysor contacted us and said he represents the company and they work with a network of attorneys. After speaking to him, I called their company’s 800#. To my surprise, a Mark answered, who was the owner/president of the company. It really sounded like he answered the phone that was in his house or something. I didn’t have a great feeling. Anyway, Mark talked a smooth game and advised me to talk to Mike, who was sending me a financial worksheet and to just give Mike information. Called with Mike, who seemed very concerned about our situation. He asked a bunch questions on our budgets and what we pay who…yadadada. Asked for our phone #s, address, and last 4 digits of our SS #s. That seemed odd that he didn’t ask for all of it but I was glad. He assured us that he’s pretty sure the attorney’s will see our case and should have no problem being approved. Meanwhile, Mark forwarded 2 emails from a supposed attorney about approving 2 candidates. He sent it because I told him upfront how I DO NOT want to be scammed and I was calling him just to do my due dilligence and investigate their company. He encouraged me to do so and continued to say how the FTC has been cracking down on such businesses and pretty much all of them has been caught and continued to brag about his company and how once attorney’s take a look at our case that we would have to deal only with the attorneys and that’s how it should be to keep things legal, blah blah blah.
So a few hours later, I got an email from Mark addressing Mike on how we got approved. Below his email context to Mike, he addresses us and instructs us to mail a check or money order for $3995, as well as the signed and completed forms (of which they attached) to them, using “their” FedX #, at:

The forms we had to fill out were all forms from them, NOT ON LETTERHEAD, and it seemed like something I could have recreated myself and made into a writable pdf file. Some of the areas in which we had to choose to check off were a bit cheezy and unprofessional. For example, on the monthly expense worksheet from them, 1 area asks “if the loan modification terms offered to you by your lender(s) proves to be unaffordable, what would be your alternatives: (check all that apply to you)” and the 1st box says “tough it out until the market gets better.” The 2nd box says “short sell A.S.A.P. to curtail additional inconvenience both financially and emotionally.” The 3rd box says “Let the home foreclose and wiat for the lender to evict me due to economical hardship.” The 4th box says, “Walk away from the home immediately and allow whatever happens to occur.”
Another thing, their financial worksheet has mis-spellings: It asks for “Martial Status”.
And, their website has typos.
The they are supposedly partnered with another company called Blue Light LLC, whose website looks slapped together. There isn’t even a “contact us” link. PLUS, the address is the SAME EXACT address as Assured Loan Modification LLC.
The email I got from Mark (the CEO), which had the testimonies from a supposed lawyer: The law firm name seemed made up and there was an easily duplicatable makeshift letterhead on the email from the lawyer. It said: THE LAW CENTER, 3140 Red Hill Ave. Ste. 225 Costa Mesa, CA 92626. I haven’t looked up that address yet to verify validity but I will be.
BIGGEST PROBLEM I HAVE: I looked up the address and did a street view. It is on a retail strip with a UPS Store. I went to UPS and looked up locations for the same state, town, and street. It gave me a location for them with the same address as Assured Loan Modification LLC and Blue Light LLC. For a fact, I KNOW, UPS Stores lease out P.O. Boxes and give you an address that only seems that the address is on a real street.
I emailed Mike back immediately after I got the “approval” email and said I do not have $3995! I did recall telling them both on the phone that I am weary about this whole deal. I also told them that I have been reading about scams and about being asked for money up front. Having remembered that, I also remember when I called their 800# and Mark (CEO) answered and brushed through that concern of mine. Again, I felt he was a very smooth talker and very convincing.
I’d like to believe they are for real but too many red flag goes up for me. I hate scammers! They help breed people into untrusting individuals as a society. My old boss once said to me, and I’ve come to rely on his advice from then on: Trust, but verify!
I am back. Now we know LOAN WORKOUT CONSULTANTS, LLC. in Tarzana, CA. is a scam company. We have been cheated out of $1500.00 and almost another $1200.00 and our mortgage lender did some investigating. There were some red flags but we had already paid the first amount when those flags began to show themselves. There were inconsistencies, some unproffesional conduct and finally the full blown run around and nothing for our money. Our own lender did some investigating and while they specified which laws, down to the letter, that they were breaking, confronted them by letter and fax that they are conducting this business illegally. WATCH OUT, they begin with Ryan Vandermer who is a very smooth talker and knows how to play the part. He will mislead you deliberately! The paperwork they send to show their standing with the Better Business Bureau is fake as I contacted them and they even did a Nationwide search and cannot find them as a legitimate business. Also they will send you info. on their supposed attorney, IF they even have one. Any attorney doing loan modifications CANNOT legally do that without being licensed in the state that the homeowners have their home. Anyone can falsify paperwork these days. There will probably even be another person who will come on this site and claim they are a legitiamate business and a good loan company. DO NOT BELIEVE THEM. We have been trying to get our money back from them but they stopped answering our phone calls and emails. I have even sent faxes to them with no response. There needs to be a list of all these scam companies and these people who prey off others should be made to spend time in prison. LOAN WORKOUT CONSULTANTS, LLC. is NOT a company conducting business legally. They are just a small group of people pretending, taking your money and doing next to nothing for their so called services. Perhpaps this Ryan Vandermer and Robert Armstrong are one in the same?????
BY THE WAY< yes there is a website for LOAN WORKOUT CONSULTANTS. LLC. But it is only a pretend website. It claims you can follow your progress thru it but I was told, "Oh, we don't do that." There are other things too. Besides, the people that say it is a good company are being PAID to say these things. There is NO RECORD ON FILE that they are a legal and legitimate business. Any so called business, even fake ones can have a website with downloadable forms and current phone numbers etc.

they are a scam…. we were not able to recover the $1,400 paid and are trying to catch up. we were not behind umtil KANDACE MARSHALL advised us to stop making payments because she was the EXPERT with our lender. it was all BULLSH**! we will recover eventually and hopefully in a year of no late payments can get a decent refi.
First of all – Everyone “claims” 90-something percent success ratios and it’s all BS. We have access to quite possibly the best modification case file preperation and still refund 1/3 of our clients their modification fees within 72 hrs.
The easy way to spot a modification scam…? Three questions:
1) When will I know my modified payment? The scammers will say “The lender will take two to six weeks blahablahblah…” If the company does not have access to the federally certified lender subsidy spreadsheet and required data feeds – Move on the the next company. The modifcation company you choose should be able to deliver your EXACT rate/payment reduction options BEFORE your case file is ever submitted to the lender. (You can see the “non-certified” public version at the FDIC wesite – Search ‘NPV”)
2) What is your fee? US Treasury guidelines allow for 4hrs at a maximum of $300 per hour with an additional $100 for overhead/expenses. Typical fees will be between $1,200 and $1,500 – Anything higher is simply greed…
3) What is your guarantee? You should not accept anything less than a 100% money back refund. As I stated earlier – We refund 1/3 of our clients their fee when they do not meet the minimum US Treasury guidelines. (72 hrs required for processing of case file and refund.)
This not rocket science. Either the modification company knows the lenders subsidies and how it determines the homeowners modification options – Or they are simply charging/over-charging and “guesstimating”.

I thought all the loan modification companys were honest. On the internet you don;t know what you are getting. This loan workout consultants is a scam. Because they wanted more money out of me because, they said we was not making enough money to quality. I already gave them $1250. They didn’t do anything for two months. Our hardship is our income. So we need to send them more money $2,070.00. To quality. When I didn’t gave them anymore money they send me my documents to me to give it to my lender. For me to talk to them . All the information I sent them wasn’t in my file to send to my lender. What did they do with all my documents. They change my hardship letter I wrote. They rewrote it. I need to talk to someone to make a complaint against this company to get our money back. thanks
I too recieved a call a couple of days ago from an individual named Daniel Cordova from – Loan Workout Consultants. He went through the whole sales pitch of being confident that they could modify my existing mortgage, along with helping me block any Trustee sale. Anyway, without going into a lot of detail, he took my information and said he would call me and find out if they were able to “take my case” based on my information. After a half hour, he called back and asked a few more questions and said that they would be able 98% to reduce my monthly payment to a 3% rate. Also, he said that I shouldn’t worry about paying my second lien because they have no leverage in the event I continue down the path of foreclosure. He faxed me over the documents to sign and send back, along with the upfront fee of $3100.00 and $100.00 if they are successful with the final modification.
I did my research before I call him back and he was somewhat surprised that I questioned him about it, stating that their has been a lower rating on the BB. website because they had a client that was dissatisfied and he reported negatively about their company.
So there you have it…After reading these blogs, I still haven’t heard a single person get qualified, and even on their website, their aren’t any testimonials on folks that have gotten any results from this firm.

I was contacted today by Kyle Johnson @ Loan Workout Consultants (aka e-realty.com, according to him). when he called he had me thinking God had answered my prayers, went on about how the Government had cracked down on Wells Fargo and he was calling to tell me that he was going to make WF give me the modification I have been working to get this last month. What first triggered suspicion (as if everything doesn’t these days), was when he said that after 30 days WF was erasing my submitted info out of their databases. I have not yet been in this process for 30 days. Of course, the request for money came at the end of our conversation, “for attorney’s fees”. That made me extremely uneasy. I had already rejected what appears to be a legitimate company my brother-in-law is working with because they wanted $3k, as did Kyle today. We do not have it, and if we did, we would not be behind on our mortgage. I know that there is a 3 month trial period in the HAMP program, so giving my money to Kyle would bring us up short. They have the same guarantee as the other company too. But it is not a complete guarantee, there is nothing stating that if they do not come up with a solution that is “Satisfactory to ME” they would refund the money. They could come up with a deal that would not work for us, and then keep their money, no good guarantee as far as I am concerned.

I contacted the HAMP hotline first, they are non-profit and can help. If my problem with WF continues after I call them tomorrow, I will call HAMP back. That’s funny, because that is PRECISELY what they have done to me, and I, of course, like many others here have NOTHING to show for it. I have already submiited a complaint with the California State Attorneys Office aas well as the FTC. The more of us that do this, the more pressure will be put on those agencies to shut these scammers/predators down before they can rip off another unfortunate and unsuspecting victim.

UPDATE: I have been dealing with LOAN WORKOUT CONSULTANTS LLC for 6 months now. My lender called them on it, submiting information to our State Dept of Financial Institutions who and told LOAN WORKOUT CONSULTANTS that they were running an illegal business, stating which laws they were breaking and needed to refund our money. We signed settlement papers over a month ago but have not yet seen a cent, with one excuse after another. Research has also shown that they are not a legitimate business. We have contacted the CA attorney general and the BBB in that area a couple of months ago and they are not even registered as a legal business. Any business can pay to be in the BBB, so apparently they have now done this and are now saying they work with E-Realty. Hmmm, always a new tactic, so beware. They also keep changing the names of the persons trying to get your business but I believe it is the same few people working together especially after I have read more of what others here are saying. It sounds exactly like the same fella who for awhile called himself RYAN VANDERMER, very smooth talking, very reasuring, kind sounding……who may also be the Robert Armstrong who started this whole scam. There is also KANDACE MARSHALL and a DEMARY RIO and another female, but I believe these are fake names as well. Recently in trying to get our money back Demary gave us a different fax number than the supposed company one I had used earlier in the game. This diff. fax # now said E-realty on the heading in small letters on top. I remarked about this diff fax number and she said it was her own personal fax number…..Right…..DO NOT GIVE THESE PEOPLE ANY INFO ON YOUR BANK ACCOUNTS. My freind who lives in the area said that Arnold schwarzenegger has deemed that whole area where Loan Workout Consultants work out of as, a cesspool of scammers and that out of all those illigal businesses, there was only one that was legitimate. This announcement had been made to the public. Anyone who is scammed by LOAN WORKOUT CONSULTANTS will not see their money returned unless they take drastic action. I am a Loan Mod Rep. I worked for loan Workout Consultant LLC for a few weeks and then left because I did not feel they were very ligitimate. I am glad I left after Reviewing these blogs. I am with a good company now who ligitimiately helps people and really does give back the money if the client is unhappy for any reason. Be very careful of who you go with I have been a consultant for loan modification for 2 years now and half the companies I worked for were great and the other half were scams so I had to leave. Overall I would definetely say Hire a professional….just make sure its the right one.

Lisa, Archer, I am in Miami, Fl. and I have hired PIERCE, TAYLOR, AND BUDROW! Supposedly there is a guy named David Duckmoore, and Supposedly my negotiator is a lady named Sue! I have been waiting for results for over a year now! The only thing they have accomplished to do is get the bank to HIGHER my interest rate on two occasions! I fought with them, exchanged words, and Mr. Duckmoore convinced me that they were going to get their attorneys involved! I have had it with them! When we asked for our money, they told us that they have been working for us and that she needs to get paid for what she did. They have never called us, if they have called us more than 5 times it would be a miracle! They are liars, they are rude! I honestly feel ripped off and don’t know what to do! They took my money and I’m still stuck with my house problem! STAY AWAY FROM PIERCE, TAYLOR, AND BUDROW LLC!
This is not that hard.
If the modification agent you talk to – Can not tell you EXACTLY what modification options you qualify for BEFORE your case file is submitted – Call another company.
ASK for examples of completed NPV spreadsheets – And ask to speak with other satisfied clients.
And another issue our clients run into…..
The lenders are telling everyone to NEVER trust a modification service – Yet they all still accept third party case files….
Think about it. If you actually qualify for a $850mo reduction per US Treasury Modification Guidelines – Do you really think your lender is going to volunteer that information?
Or will they just deny your request – Or maybe offer you a $400mo reduction instead…?
The only homeowners who are getting the maximum benefit from the modification process – Are those that can PROVE exactly which programs they qualify for – And are ready to ESCALATE their case files by requesting investigations by the FTC and/or HUD.
PROVING you qualify and applying MAXIMUM pressure is the ONLY way to get the modification you deserve.
Otherwise – Sad to say – Its simply a waste of time, effort, and money…

Paid Pierce, Taylor & Budrow up-front of $1495 to do loan modification. They gave us a guarantee; if they did not produce any written loan modification offers to us they would fully refund all our money back. Started loan modification on 3-19-09. We have till 3-10-10 to move out of our house with no modification offers from this company, Pierce, Taylor & Budrow. We asked for our money back because they didn’t do anything and they answered us with vulgarities and rudeness. They taunted that they were not going to refund us & we could not do anything about it. They scammed us & didn’t do their job that they were supposed to. They gave us a guarantee & promise and did not deliver any services for what they got paid and didnot live up to there guarantee.

Interesting how I could have sworn I left a message here the other day and now it is gone and there are no blogs showing for the last 2 months…Pam, Susan & Diana…stay away from ASSURED LOAN MODS. EVERYTHING to do with them is FRAUD. I am an actual forensic & fraud investigator who legitimately works on fraud cases including mortgage cases. I was asked through law associates to be the auditor on their cases as well as other cases. Everything appeared normal at first then I got suspicious when the “law firm” moved and the new address was a bank. I started investigating after owed payments were not showing up. What a ride, I have one for you… I was in need of help so my faith went to the internet to search for help due to Countrywide was screwing us so badly, I looked for loan help or refinance and this guy from LOAN WORKOUT CONSULTANTS called me (p.s. they are now American Relief) BOB HOFFMAN was his name I and my wife spent hours I really mean hours with this guy thenn we had no choice but to try our lives changed so much due to things beyond our control. (HEALTH RELATED) So we did the unthinkable we trusted this guy who was a ferensic autitor and was to find and fix the loan. 2200.00 later they went bankrupt at the same time Bank of America started helping us on their own accord and put us in a tria period and reached out to us, BOB HOFFMANN if its really him did nothing and then the best part changed buisness names and kept on screwing peopleunder a new name, how does the goverment let this go on? OK OK enough whining so I called him at the NEW number and a abrupt click and the way he answered the phone was different as well. So the screwed us and now laugh about it. Some advice for anyone considering a Loan Modification…1: goggle the address of the company you are given and verify it exists and is not some random PO BOX. The co they are associated with Williams Law Center has court judgments against them now and everyone is looking for them both. Williams Law Center has notified clients that due to Financial Realities they will cease to exist and all business will be done through NCS processing. However that address given is associated with yet another bogus company. Google everything and verify before you do business…they are crooks!!!

He has a room full of punks that drag the process out then say no can do and are so kind to offer 25% refund then 50% then 60%! Bastards piss me off! I am legally due a full refund of 2495.00!!
