Hello,

Cinni V, not your real name, I am the person you have been trashing for months from Loan Workout Consultants. People like you go into everything with a negative attitude and guess what? You get negative. I have hundreds of happy customers who have gotten excellent modifications due to my EXPERT knowledge of the modification process. My name is not going to be drug through the mud due to your ignorance. Not having the financial sheet in the file is not the end of the world. It can always be sent at any time. Yes, we were and still are very busy and we can't be perfect. I am sure you are not. I think you ought to look into the "Secret", maybe things will go better for you in the future. And yes, Loan Workout Consultants is part of E-Realty Loans and Van Riis Escrow and has been around not 20 years, but 40 years.

You obviously have no life and spend it trashing hard working people. No wonder you can't get any help!

Paid Pierce, Taylor & Budrow up-front of $1495 to do loan modification. They gave us a guarantee; if they did not produce any written loan modification offers to us they would fully refund all our money back. Started loan modification on 3-19-09. We have till 3-10-10 to move out of our house with no modification offers from this company, Pierce, Taylor & Budrow. We asked for our money back because they didn't do anything and they answered us with vulgarities and rudeness. They taunted that they were not going to refund us & we could not do anything about it. They scammed us & didn't do their job that they were supposed to. They gave us a guarantee & promise and did not deliver any services for what they got paid and didnot live up to there guarantee.
Damage Resulting = Tremendous duress, physical & mental anguish in trusting this company when we were at our lowest point to try and save our house; all the promises they made to us saying how they were going to get our loan modification the whole year of promising after hundreds of calls; and giving us a guarantee that if they didn't deliver an offer we would be refunded. What little money we had to move; they misled us & took advantage against our vulnerabilities. Talked to David Dugmoore, the most rudest, vulgar person ever dealt with! This company Pierce, Taylor, & Budrow is a bigtime fraud and scammer playing on people's vulnerabilities for help in this trouble economic time. I am telling you from first-hand experience because we gotted ripped off by this company; Also be aware of the recruiter called Shannon Ottoman & Sarah Faller, from Pierce, Taylor & Budrow, that promises the world of guarantees that are worth crap!! A complaint is already made to FTC & Attorney General's Office in Florida. Beware of scam by Pierce, Taylor & Budrow from 200 S Andrews Ave. Suite 502, Ft. Lauderdale, Fl. 33301, ph. # (954) 633-4900.

This is not that hard.

If the modification agent you talk to - Can not tell you EXACTLY what modification options you qualify for BEFORE your case file is submitted - Call another company.

ASK for examples of completed NPV spreadsheets - And ask to speak with other satisfied clients.

And another issue our clients run into.....

The lenders are telling everyone to NEVER trust a modification service - Yet they all still accept third party case files....

Think about it. If you actually qualify for a $850mo reduction per US Treasury Modification Guidelines - Do you really think your lender is going to volunteer that information?

Or will they just deny your request - Or maybe offer you a $400mo reduction instead...?

The only homeowners who are getting the maximum benefit from the modification process - Are those that can PROVE exactly which programs they qualify for - And are ready to ESCALATE their case files by requesting investigations by the FTC and/or HUD.

PROVING you qualify and applying MAXIMUM pressure is the ONLY way to get the modification you deserve.

Otherwise - Sad to say - Its simply a waste of time, effort, and money...

Thanx,

Lisa, Archer, I am in Miami, Fl. and I have hired PIERCE, TAYLOR, AND BUDROW! Supposedly there is a guy named David Duckmoore, and Supposedly my negotiator is a lady named Sue! I have been waiting for results for over a year now! The only thing they have accomplished to do is get the bank to HIGHER my interest rate on two occasions! I fought with them, exchanged words, and Mr. Duckmoore convinced me that they were going to get their attorneys involved! I have had it with them! When we asked for our money, they told us that they have been working for us and that she needs to get paid for what she did. They have never called us, if they have called us more than 5 times it would be a miracle! They are liars, they are rude! I honestly feel ripped off and don't know what to do! They took my money and I'm still stuck with my house problem! STAY AWAY FROM PIERCE, TAYLOR, AND BUDROW LLC!

I can't find anything on Vokshori that would make me hire them to help with my mortgage. I thought Senate Bill 94 said lawyers can't do loan modifications? I'm not the biggest fan of lawyers anyway. I've talked to a zillion companies. I've settled on one that doesn't seem to be blowing any smoke. Here's a site if anyone's curious:

My husband and I was called from Vokshori Law Group. We have been researching this company for a couple of days now. If you have any info on them, please let me know as well.

Thanks, Yvette
