But nothing has happened yet, and 21st Century is likely still doing business in the state, even though it’s not registered to do so.
The facts are that most of these mortgage brokers AKA cockbrokers do not have the skills to pay the bills. If they are not selling predatory loans, they are selling loan modification snake oil and if they are not doing loans or mods, they are at your local drive thru serving you a burger and fries or at home on the dirty kitchen floor with a bottle of cheap scotch suffering from a near fatal dose of karma.

This story in Milwaukee about the California loan modification company above is a perfect example of what these scams are doing to remain underground, below the attorney general and FTC radar. They are changing the names of their companies, using generic email addresses like yahoo/gmail and having no online or traceable way to locate the company.
Also, this company is using what I call canvassers that appear to be just notaries and professionals referring this company to struggling homeowners. When in fact they are salesman are affiliated with the company. These companies are using out of work loan officers, Realtors, notaries and just about anyone who can bring these scammers in the door.
Most of these greedy so-called professionals base their affiliations on not how good the company is, but hiow much they pay in commissions.

“It’s pretty obvious this is a fishy operation,” said notary public Paul Mees, who was contacted by 21st Century to handle a loan modification.
Mees and Zana Darrow, another notary public, complained to the state consumer protection bureau and Department of Financial Institutions.
They were suspicious because 21st Century insisted that the notaries not leave any paperwork with the customers, even copies of documents the customers signed.
The company uses Yahoo e-mail addresses for its employees, and the name of the firm seems to be in flux. A woman who answered the phone said the company was called Transitional of America. Another man said it would soon be going by Fidelity National.

The Rancho Cucamonga, Calif., company promises mortgage loan modification services to people in foreclosure or in danger of foreclosure.
The Securities Department issued a cease-and-desist order against the company and two of its agents, Sandy Ayala and Michael Herried, on June 24.
I received a call from this company yesterday to handle a loan modification transaction. I asked how they found my name, and they said from the Signing Agent Directory. Most other companies make you go through an application process before hiring you for an assignment. When I received the email from them regarding the client, it said I wouldn’t have to notarize any documents. That’s when I decided to look them up to make sure they were legitimate. I guess my hunch was correct. I definitely don’t want to be associated with companies that are scamming the people.

This company seems to be constantly changing names in order to cover their tracks. Other internet posts suggest this company’s additional AKAs are – East Coast Management, Transitional Corporation of America and RC Mortgage Quest.
According to one victim who called the City of Rancho Cucamonga, California, the name on their Business License is East Coast Management Inc.
